By submitting a home-evaluation request through this site, you agree to the terms below. If you don't agree, please don't submit a request.

1. The CMA is informational, not a formal appraisal

A Comparative Market Analysis prepared by a real estate broker is not the same as a formal appraisal by a licensed appraiser. CMAs are educated estimates based on comparable property data and broker judgement. We make no warranty as to the accuracy of the value range provided. You should not rely on a CMA as the sole basis for legal, financial, lending, tax, or insurance decisions.

2. Information accuracy

MLS® data used in CMAs is sourced from the Toronto Regional Real Estate Board (TRREB) and PropTx under licensed IDX and VOW agreements. The information is deemed reliable but not guaranteed. Listings change frequently and some details may be out of date by the time the CMA is delivered.

3. MLS® and TRREB data restrictions

The MLS® data used to prepare your CMA is licensed for the express purpose of broker-to-consumer analysis. You may keep and refer to the CMA for your personal use. You may not redistribute, repost, scrape, or republish the underlying MLS® data, in whole or in part, for any other purpose. © Toronto Regional Real Estate Board. All rights reserved.

4. Not soliciting buyers or sellers under contract

Nothing on this site is intended to induce breach of an existing brokerage representation contract. If you are currently working with another REALTOR®, please disregard this page.

5. Communications

6. Limitation of liability

To the maximum extent permitted by law, Puneet Pruthi and Royal LePage Signature Realty are not liable for any indirect, consequential, or punitive damages arising from your use of the site or any CMA delivered through it. Total liability for any claim related to this site is limited to CAD $0 (i.e. the price you paid for the service).

7. Governing law

These terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any dispute is subject to the exclusive jurisdiction of the courts of Ontario.
