- Comparable solds in your neighbourhood (last 90–120 days)
- Currently active comparable listings — what your home is competing with
- Terminated/expired comparable listings — what the market has rejected

I prepare the analysis
Each comparable is weighted by proximity, size, condition, and recency. I apply a feature-by-feature adjustment grid — finished basement, pool, lot size, year built — to translate comp prices into an estimated value range for your home. - 4
You receive a full CMA by email — within 1 hour
