    I pull the live data

    Through my licensed access to the TRREB MLS® feed (IDX + VOW), I pull:
    • The sales history of your specific property
    • Sold homes on your street in the last 12 months
    • Comparable solds in your neighbourhood (last 90–120 days)
    • Currently active comparable listings — what your home is competing with
    • Terminated/expired comparable listings — what the market has rejected

    I prepare the analysis

    Each comparable is weighted by proximity, size, condition, and recency. I apply a feature-by-feature adjustment grid — finished basement, pool, lot size, year built — to translate comp prices into an estimated value range for your home.

    You receive a full CMA by email — within 1 hour

    Personally prepared by me using live MLS data. Includes a value range, recent comparable sales, market trend commentary, and a line-item adjustment grid covering bedrooms, bathrooms, garage, driveway, basement (rentable / not), and lot size. PDF format, easy to read, ready to share.

    Within the same hour I'll text or call you to discuss the value range, any nuances I noticed about your home, and what current market conditions mean for your timing. No pressure — just a real conversation.

All sold price information used in your CMA is pulled from TRREB's licensed Virtual Office Website (VOW) data feed. This information is private to me as a TRREB-member broker — it's not displayed publicly anywhere on this site. Your CMA is prepared individually and delivered privately to you by email.
